This Non-Material Amendment (S.96A) seeks to amend the development description of the phase 1 reserved matters approval from: Approval of reserved matters (layout, scale, appearance and landscaping) for the erection of 547 dwellings (open market and affordable) comprising a mix of 1, 2, 3 and 4 bed units, alongside with associated infrastructure, landscaping and open space, pursuant to outline consents 19/00753/OUTMEI (LDC) and CH/19/201 (CCDC) To: Approval of reserved matters (layout, scale, appearance and landscaping) for the erection of 523 dwellings (open market and affordable) comprising a mix of 1, 2, 3 and 4 bed units, alongside with associated infrastructure, landscaping and open space, pursuant to outline consents 19/00753/OUTMEI (LDC) and CH/19/201 (CCDC) This reduces the number of dwellings to be constructed on site have been reduced by 24 and will be followed by a S73 submission to vary the wider Phase 1 approval. The main reason for the numbers reducing is to avoid an easement that runs across the southern boundary of the site and to provide M4(3) disability compliant homes (which are larger) to comply with condition 10 attached to the consent. This change is a functional one related to on site constraints. As such it raises no new material planning considerations and is necessary on the basis assuring the development can come forward without impacting on site infrastructure. Accordingly the change is approved in line with the submitted details.
