Planning conditions
  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. No reconstruction of the replacement chimneys hereby approved shall commence until details of the materials to be used for the external surfaces of the replacement chimneys have been submitted to and approved in writing by the Local Planning Authority. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies SO1.1, SO1.2, SO2.2 & SO8.3 (where applicable) and the NPPF.
  3. No plant or machinery shall be operated, no loading or unloading of vehicles, and no movement of commercial vehicles to or from the site shall take place outside the hours of 08:00 to 18:00 Monday to Friday and 08:00 to 13:00 on Saturdays. None of the above operations shall be carried out at any time on Sundays, Bank Holidays or Public Holidays. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policy SO1.2 and the NPPF.
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: - EXISTING & PROPOSED SITE PLANS, FLOOR PLANS & ELEVATIONS - 2026 RES 20 001 - EXISTING & PROPOSED SITE PLANS, PARKING PROVISION - 2026 RES 02 001 Reason For the avoidance of doubt and in the interests of proper planning.
  5. No materials shall be used for the external surfaces of the development hereby approved other than those specified within the submitted application. For the avoidance of doubt, this condition shall not apply to the reconstruction of the replacement chimneys, which are subject to separate approval pursuant to Condition 1 of this permission. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies SO1.1, SO1.2, SO2.2 & SO8.3 (where applicable) and the NPPF.
  6. All waste arising from the development shall be stored, managed and disposed of at appropriately licensed waste management facilities. No waste, including demolition, construction, excavation or vegetation waste, shall be burned on the site at any time. Reason: To safeguard the amenities of neighbouring occupiers and to protect the environment from pollution and nuisance.
  7. HMO Licensing The applicant is advised that the proposed use of the property as a House in Multiple Occupation (HMO) will require a licence. The applicant should contact the Council’s Private Sector Housing Team for further advice regarding licensing requirements and to ensure compliance with all relevant housing legislation prior to occupation. privatesectorhousing@cannockchasedc.gov.uk
  8. Staffordshire Police The applicant is advised to familiarise themselves with the consultation response provided by Staffordshire Police and to give due consideration to the advice and recommendations contained therein. In particular, regard should be had to the principles of Secured by Design and other crime prevention measures to ensure the development achieves an appropriate level of safety and security for its occupants and the wider area.
