The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: - 120 Coppice Road - Block Plan - Land adjacent 120 Coppice Road - Location Plan Reason For the avoidance of doubt and in the interests of proper planning.
The existing hardstanding within the site shall be retained and maintained as a bound surface for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Any additional areas required for vehicle parking within the site shall be constructed with a bound surface prior to their first use and shall thereafter be retained and maintained as such for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interest of highway safety and to ensure appropriate drainage arrangements.
Notwithstanding the provisions of Schedule 2, Part 1, Class F of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), or any Order revoking and re-enacting that Order with or without modification, no additional hard surface shall be provided within the site unless otherwise agreed in writing by the Local Planning Authority. Reason To safeguard the visual amenity and landscaped character of the street scene in compliance with Policy SO7.4 of the Local Plan (2026) and to ensure appropriate drainage arrangements.
In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
