  1. Reason for Grant of Permission In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  3. No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies SO1.1, SO1.2, SO2.2 & SO8.3 (where applicable) and the NPPF.
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: Block Plan SP-1 Location Plan SP-3 Elevations B1 Elevations B2 Elevations B3 Elevations B4 Proposed First Floor Plan A1d Reason For the avoidance of doubt and in the interests of proper planning.
  5. Prior to the first use of the balcony hereby approved, the privacy screen shown on the approved plans shall be installed in accordance with the approved details. The screen shall comprise obscure/frosted glazing and shall thereafter be retained and maintained as such for the lifetime of the development. The privacy screen shall not be removed, altered or replaced with any form of clear glazing unless otherwise agreed in writing by the Local Planning Authority. Reason To ensure that the development does not give rise to overlooking of adjoining property injurious to the reasonable privacy of the occupiers and to ensure compliance with Local Plan Policy SO1.2 and the NPPF.
  6. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Mining Remediation Authority on 0345 762 6846 or if a hazard is encountered on site call the emergency line 0800 288 4242.
