Reason for Grant of Permission In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
The window(s) located on the western side elevation of the approved development (excluding the roof) shall remain obscure glazed for the lifetime of the development. The window(s) shall be non-opening and will be retained and maintained as such for the life of the development. Reason To ensure that the development does not give rise to overlooking of adjoining property injurious to the reasonable privacy of the occupiers and to ensure compliance with Local Plan Policy SO1.2 and the NPPF.
The development hereby permitted development shall be completed and retained in accordance with the following approved plans: PLAN AND ELEVATIONS – 26008/2 LOCATION PLAN AND SITE PLAN – 26008/1 Reason For the avoidance of doubt and in the interests of proper planning.
No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies SO1.1, SO1.2, SO2.2 & SO8.3 (where applicable) and the NPPF.
Mining Remediation Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Mining Remediation Authority on 0345 762 6846 or if a hazard is encountered on site call the emergency line 0800 288 4242.
