Reason for Grant of Permission In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan - 27/03/2026 - Block Plan – 08/04/2026 Reason For the avoidance of doubt and in the interests of proper planning.
Prior to the hereby approved use being implemented, the proposed car parking, and circulation areas as shown on the approved plans ‘Block Plan’ shall be, hard surfaced in a bound permeable material. Thereafter these parking areas shall be retained in accordance with the approved plans for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason To comply with Local Plan Policy SO1.2 and the NPPF.
Notwithstanding the details shown on the approved plans, any gates installed as part of the development hereby permitted shall be hung and thereafter maintained so as to open inwards towards the application site only and shall not open outwards over the public highway or adjacent public footpath. Reason In the interests of highway and pedestrian safety and to ensure that the operation of gates does not obstruct or encroach upon the public highway or footpath, in accordance with the NPPF.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), or any Order revoking and re-enacting that Order with or without modification, no development falling within Classes A and E of Part 1 of Schedule 2 shall be carried out within the application site, as identified by the red line on the approved site location plan without the prior grant of planning permission by the Local Planning Authority. Reason To allow the Local Planning Authority to assess any future extensions and outbuildings to ensure that the openness of the site and the character and appearance of the street scene are not adversely affected, in compliance with Local Plan Policy SO1.2 and the NPPF.
