  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the submitted details: • 23 Pool Avenue Norton Canes WS11 9QD – site plan - A4 • 23 Pool Avenue Norton Canes WS11 9QD - location plan A4 • Loc plan - 23 Pool Avenue, Norton Canes Reason For the avoidance of doubt and in the interests of proper planning.
  3. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that Order with or without modification), no buildings, structures or hardstanding shall be erected or constructed within the extended residential curtilage hereby approved without the prior grant of planning permission from the Local Planning Authority. Reason The Local Planning Authority considers that such development would be likely to adversely affect the amenity of neighbouring occupiers and the character of the area. It is considered to be in the public interest to require an application to enable the merits and to ensure compliance with Local Plan Policies SO1.2 and SO2.2 and the National Planning Policy Framework.
  4. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  5. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
