Planning conditions
  1. In accordance with Policy DM3 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
  2. The proposed two-storey side extension, by reason of its excessive width, limited set-back from the principal elevation, reduced visual separation between buildings and unsympathetic roof design, would form a disproportionate and visually dominant addition that would fail to appear subordinate to the host dwelling. The proposal would erode the spacious character of the plot, appear incongruous within the established street scene and fail to integrate satisfactorily with the existing dwelling and surrounding built form. The development would therefore be contrary to Policy SO1.2 of the Cannock Chase Local Plan, Principles HB6(a) and HB6(c)(i) of the Council's Design SPD, and the design objectives of the National Planning Policy Framework.
