Planning conditions
  1. Reason for Refusal of Planning Permission In accordance with paragraph (38) of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
  2. The proposed extension would be contrary to the Council’s Design Supplementary Planning Document (SPD), as it, by reason of its design, width, and proximity to the common boundary, would result in the unacceptable erosion of the gap between the application property and the adjacent dwelling. This gap forms an important component of the established pattern of development within the street, contributing to its sense of openness and visual relief between built form. The proposal would therefore create a harmful terracing effect, resulting in a cramped and visually dominant form of development that would erode the rhythm and spacing which characterise this part of the street scene. As such, the development would be out of keeping with the prevailing character and appearance of the area and fails to accord with policies Policies SO1.2 and SO2.2 of the Cannock Chase District Local Plan (2026) and the National Planning Policy Framework (2024).
