  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: • 2759-300 - Proposed Site Location and Block Plan • 2759-307 - Proposed Ground Floor Plan – D • 2759-305 - Proposed Elevations Sheet 2 • 2759-304 - Proposed Elevations Sheet 1 • 2759-001 - Existing Site Location and Block Plan • 2759-302 - Proposed First Floor Plan • 2759-301 - Proposed Ground Floor Plan • 2759-311 - Proposed Elevations Sheet 2 – B • 2759-310 - Proposed Elevations Sheet 1 – B • 2759-309 - Proposed Loft and Roof Plan – A • 2759-308 - Proposed First Floor Plan – D • 2759-306 - Proposed Site Plan - A Reason For the avoidance of doubt and in the interests of proper planning.
  3. The development hereby approved shall be completed in full accordance with the external materials details as set out within the approved plans and documents. Reason To protect the visual amenity of the area and the National Landscape, in accordance with Local Plan Policies SO1.2, SO7.1, SO7.5 and SO2.2 and the NPPF.
