Planning conditions
  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: • Proposed Plans and Elevations - 21.25 02 • Proposed Site Plan – Serial No: 323792 Date: 05/01/2026 Reason For the avoidance of doubt and in the interests of proper planning.
  3. The use of the hereby approved holiday accommodation shall be restricted to short-term holiday letting purposes only. In particular: a. no individual shall reside on site in any accommodation hereby permitted for more than 28 consecutive days and for no more than a total of 140 days in any calendar year; and b. the holiday accommodation hereby approved shall not be occupied as a person or persons’ sole, or main place of residence. Reason The permission relates to the provision of holiday accommodation. The condition is necessary to define the scope of the permission hereby approved and to ensure that the development promotes sustainable tourism and contributes to the area’s economy, in compliance with Policies SO2.2: Safeguarding Health and Amenity and SO4.4: Sustainable Tourism and the Rural Economy and paragraphs 88 and 135 of the NPPF.
  4. The hereby approved holiday accommodation shall not be occupied for more than 60% of the days within any calendar year (equivalent to a maximum of 219 days per year). The owner/operator shall maintain an up to date register of all bookings and periods of occupation of the unit, including the names of all occupants and the dates of their stay. This register shall be made available to the Local Planning Authority for inspection within one calendar month of a written request. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policy SO2.2- Safeguarding Health and Amenity and the NPPF
  5. The hereby approved holiday accommodation shall not be sold separately from 22 West Butts Road, Rugeley, WS12 2LS. Reason The application has been determined on the basis that the building will be used as holiday let accommodation associated with and hosted by No.22 West Butts Road and its use as a separate commercial unit has not been fully assessed.
