In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
The development to which this permission relates must be begun not later than 16-Aug-2027, the expiration of three years beginning with the date on which the original permission was granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
The details approved under planning permission CH/22/0462 for the window colour and infill panels shall be implemented in full and thereafter retained for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
Prior to the occupation of any flat hereby approved the specified glazing and ventilation requirements outlined in the approved noise assessment (Philip Dunbavin Acoustics, Noise Impact Assessment, February 2023.) shall be fitted to that flat. Thereafter the works comprising the specified glazing and ventilation scheme shall be retained for the lifetime of the development. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policy CP3 - Chase Shaping, Design and the NPPF.
Prior to commencement of development the bin storage and waste recycling facilities indicated on Plan No. 2653-07 (Proposed bin storage area), shall be implemented in accordance with the approved details prior to occupation of the development and retained as such for the lifetime of the development. Reason To provide a necessary facility, in accordance with Local Plan Policy CP3.
The development hereby permitted shall be carried out in accordance with the following approved plans: 25-046/03 Proposed elevations 25-046/02 Proposed floor layouts 2653-07 Proposed bin storage area Reason For the avoidance of doubt and in the interests of proper planning.
