- The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
- The development hereby permitted shall be carried out in accordance with the following approved plans: • 25-119-PL-002 - Existing and Proposed Site and Roof Block Plan • 25-119-PL-100 - Existing and Proposed Roof Plan • 20229_25-119-PL-200 Existing and Proposed Elevations and Proposed Plant Details Reason For the avoidance of doubt and in the interests of proper planning.
- The external materials shall be completed in full accordance with details shown on the approved drawings prior to first occupation of the development hereby approved and shall thereafter be retained for the lifetime of the development. Reason In the interest of the amenity of neighbouring occupiers in accordance with Policy CP3 of the Local Plan and the National Planning Policy Framework.
- In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
