Secure, covered and safe cycle parking facilities shall be provided within the site prior to the first occupation of the approved House of Multiple Occupancy, in accordance with a scheme Drawing No.0084-14. The approved facilities shall be retained in perpetuity. Reason In the interest of highway safety.
The proposed (car parking, access) as shown on the approved plans drawing No.0084-14 shall be sustainably drained, hard surfaced in a bound material, (lit) and marked out prior to the first occupation of the hereby approved House of Multiple Occupancy. Thereafter these parking areas shall be retained in accordance with the approved plans for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interest of highway safety.
Prior to first occupation, the approved recycle and waste facilities shown on drawing No.0084-14 - Masterplan shall be provided and thereafter retained. Reason To ensure satisfactory waste management in the interests of visual amenity and residential amenity.
The development shall be carried out in full accordance with the noise mitigation measures and recommendations set out in the approved Environmental Noise Impact Assessment AQ20150NA093, produced by Freshbreeze Environmental Limited 06-07/12/25. All approved measures shall be fully implemented prior to first occupation of the hereby approved House of Multiple Occupation and shall be retained thereafter. Reason To ensure that the development provides an acceptable standard of amenity for future occupiers and to protect neighbouring amenity from noise, in accordance with Policy SO2.2 of the Local Plan and paragraphs 135 and 198 of the National Planning Policy Framework.
The HMO shall not be occupied by more than six persons at any one time. Reason To safeguard the living conditions of occupiers and neighbouring uses amenity.
Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended) (or any Order revoking and re-enacting that Order), and the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking and re-enacting that Order), the use of the ground floor of the premises shall be restricted to the following uses only: • Offices (Use Class E(g)(i)) • Professional services including estate agent, solicitor, accountant and financial services (Use Class E(c)) • Light industrial processes which can be carried out in a residential area without detriment to the amenity of that area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit (Use Class E(g)(iii)) • Retail (Use Class E(a)) • Hairdresser, beauty or treatment rooms (Use Class E(e)) • Café, coffee shop or sandwich bar (Use Class E(b)) The café/food and drink use hereby permitted shall operate subject to the following restrictions: i. No deep-fat frying shall take place; ii. No amplified music shall be played on the premises. No change of use to any other use, including any other use within Class E or any other Use Class, shall take place without the prior written consent of the Local Planning Authority. Reason In the interests of safeguarding the amenity of the future occupiers of the approved House of Multiple Occupancy, in accordance with SO2.2 of Local Plan and paragraphs 135 and 198 of the National Planning Policy Framework.
The ground floor use hereby permitted shall only be open to customers and operate between the following hours: • 08:00 to 19:00 Monday to Friday • 09:00 to 17:00 on Saturdays • At no time on Sundays or Bank Holidays Reason In the interests of safeguarding the amenity of the future occupiers of the approved House of Multiple Occupancy, in accordance with SO2.2 of Local Plan and paragraphs 135 and 198 of the National Planning Policy Framework.
The approved Flood Evacuation and Management Plan prepared by Selly Oak Letting Limited, April 2026, shall be made available to all occupants and retained thereafter. Reason To ensure the safety of future occupants in the event of flooding, in accordance with the National Planning Policy Framework and Policy SO8.4 of the Local Plan.
No materials shall be used for the external surfaces of the development other than those specified on the application. Reason Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies SO1.1, SO1.2, SO2.2 & SO8.3 (where applicable) and the NPPF.
The development hereby permitted shall be carried out in accordance with the following approved plans: • Proposed Ground Floor Plan – 0084-2 - Rev L • Proposed First Floor Plan – 0084-4 - Rev L • Proposed Loft Floor Plan – 0084-6 - Rev L • Proposed Roof Plan – 0084-8 - Rev L • Proposed Elevation – 0084-11 - Rev L • Proposed Elevation – 0084-12 - Rev L • Proposed Elevation (Bicycle Shed) – 0084-13 - Rev L • Master Plan – 0084-14 - Rev L Reason For the avoidance of doubt and in the interests of proper planning.
The occupiers, owner, or operator of the approved House in Multiple Occupation (HMO) shall maintain and keep an up-to-date visitor log for visitors of the HMO. The log shall record, as a minimum: • the date of each visit; • the time of arrival and departure of each visitor; and • a unique identifier for each visitor The visitor log shall be retained for a minimum period of 12 months from the date of each entry and shall be made available for inspection by the Local Planning Authority within four weeks of receipt of a written request. Reason To safeguard the residential amenity of neighbouring occupiers and future residents of the approved HMO, in accordance with Local Plan Policy SO2.2 the National Planning Policy Framework.
HMO Licensing The applicant is advised that the proposed use of the property as a House in Multiple Occupation (HMO) will require a licence.
