In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.

Coal Authority (i) The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. The low level planting as indicated on Dwg.No. 2025:05:03:50A (Plans & Elevations) shall be carried out in the first planting season following completion of the wall. The planting provided shall thereafter be retained with any planting that dies or is lost through any cause within a period of 5 years, replaced in the following planting season. Reason In the interests of the visual amenity of the surrounding area.
