Planning conditions
  1. 1) The proposed change of use of the garages into 3no 1 bedroom studio apartments would result in an over intensification of the site by reason of the absence of private amenity space for future and neighbouring occupiers, due to amenity space provided as part of CH/10/0325 given over to provide 6no parking spaces for the application proposal. The lack of private amenity space would create sub-standard living conditions, to the detriment of future occupiers and the loss of existing amenity space for parking provision would have the same impact on adjoining occupiers, in conflict with the provisions of Policy CP3 of the Cannock Chase Local Plan, Cannock Chase Design Guide SPD and the objectives of paragraph 135 f) of the National Planning Policy Framework (2024).
  2. Reason for Refusal of Planning Permission In accordance with paragraph (38) of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
