  1. In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan: LocationPlan.pdf Block Plan: Block Plan Highlights.pdf Proposed Elevations: ELEVATION_PP-14143703.pdf Reason For the avoidance of doubt and in the interests of proper planning.
  4. No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
  5. The use hereby permitted shall only be carried out during the following hours: Monday to Friday 0900 – 1700, Saturdays 0900 – 1300, and not at all on Sundays, Bank Holidays or Public Holidays. Reason To ensure that the proposed use does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policy CP3 - Chase Shaping, Design and the NPPF.
  6. No more than 4 dogs shall be groomed at the premises per day, with no more than 1 dog being present at any one time. Reason To ensure that the proposed use does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policy CP3 - Chase Shaping, Design and the NPPF.
  7. A minimum of 2 car parking spaces shall be provided within the curtilage of the property. During the operating hours of the use hereby permitted, 1 of these parking spaces shall be made available exclusively for customers of the use hereby permitted. Reason To ensure that the proposed use does not adversely impact parking pressure within the surrounding area, in accordance with Paragraph 116 of the NPPF.
  8. Coal Authority (i) The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Mining Remediation Authority on 0345 762 6846 or if a hazard is encountered on site call the emergency line 0800 288 4242.
