  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: • Proposed Ground Floor Plan - 0088-2 • Proposed First Floor Plan - 0088-4 • Proposed Loft Floor Plan - 0088-6 • Proposed Elevation - 0088-11 • Proposed Elevation - 0088-12 • Proposed Section - 0088-14 • Master Plan - 0088-15 • Block Map - 0088-16 Reason For the avoidance of doubt and in the interests of proper planning.
  3. Prior to first occupation, the hereby approved scheme shall be carried out in accordance with the proposed mitigation measures outlined in 'Residential Development – Impact from Commercial Noise NALPRO230925.01a - Noise Impact Assessment' and these measures shall be retained for the lifetime of the development, unless otherwise agreed with the Local Authority. Reason In the interest of providing high quality amenity for future occupiers, in compliance with Policy CP3 of the Local Plan (2014) and paragraphs 135 and 198 of the National Planning Policy Framework.
  4.   5. Mining Remediation Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Mining Remediation Authority on 0345 762 6846 or if a hazard is encountered on site call the emergency line 0800 288 4242.
