  1. The proposed extension meets the criteria of Class A, Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 and no neighbour objections have been received. Therefore, prior approval is not required.
  2. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards.
