The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
The materials to be used for the external surfaces of the development shall be of the same type, colour and texture as those used on the existing building. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
Notwithstanding any details shown on the approved plans, the development hereby approved shall not be occupied until revised parking details indicating the following have been submitted to and approved in writing by the Local Planning Authority: - a revised parking layout plan for 12 cars whereby a parking space consists of a minimum width of 2.4m and a minimum length of 4.8m per car; and the buffer zone around any disabled space to be maintained at 1.2m - the upward transitional highway kerb in relation to the proposed new section of dropped kerbing and indication of the removal of the existing upward transitional kerb that will need to be removed in order to create the extended frontage parking - a revised ‘Site/Block Plan’ which provides a 1.5m by 1.5m pedestrian visibility splay adjancent to the northwestern corner where the proposed final parking space meets the existing boundary fencing. The parking spaces shall thereafter be provided in accordance with the approved details and be completed prior to first use and shall thereafter be retained as such for the lifetime of the development. Reason In the interest of highway safety.
The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Floor Plans, Elevations, Site/Block Plan and Location Plan/Drwg no. 12A Reason For the avoidance of doubt and in the interests of proper planning.
The training room hereby approved and depicted on DWG.NO Proposed Floor Plans, Elevations, Site/Block Plan and Location Plan/Drwg no. 12A shall remain as ancillary to the main use of the existing unit, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interest of highway safety and to protect the residential amenity and safety of future occupiers and neighbouring occupiers and ensure compliance with Local Plan Policies CP3 Chase Shaping - Design, and the NPPF.
Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards.
