  1. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. Prior to being discharged into any watercourse, surface water sewer or soakaway system, all surface water drainage from parking areas and hard standings shall be passed through an oil interceptor designed and constructed to have a capacity and details compatible with e site being drained. Roof water shall not pass through the interceptor. Reason To ensure an adequate means of drainage and reduce the risk of creating or exacerbating a flooding problem and to minimise the risk of pollution and to prevent pollution of the water environment.
  3. No goods, plant, materials or waste shall be stored or deposited on any part of the site outside the building except in an enclosed container, the siting and design of which has been agreed in writing with the Local Planning Authority. Reason To safeguard the amenities of the locality and to ensure that adequate space is retained for the parking, loading and unloading of vehicles.
  4. No industrial process shall take place including the use of any machinery whether portable or otherwise outside the building at any time. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties.
  5. No waste materials shall be burnt on the site. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties.
  6. The approved extraction and filtration system shall be maintained in an efficient condition for so long as the use is in existence. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties.
  7. All external lighting (intensity of illumination, light spread, colour, appearance and location) in situ shall remain as existing unless otherwise agreed in writing by the Local Planning Authority Reason In the interests of the visual amenities of the area and highway safety.
  8. The development hereby permitted shall be used for business purposes only within Class E(g) of the Town and Country Planning Use Classes Order 1987, that is, as an office (other than for the provision of financial or professional services principally to visiting members of the public) for research and development of product or processes or any industrial process, being a use which can be carried out in any industrial area without detriment to the amenity of that area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties.
  9. The car parking spaces and area in situ shall be retained for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason To ensure adequate parking for the development and to prevent the previous outline application being pursued as well as this approved building
  10. The disabled parking spaces in situ shall be retained for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interests of highway safety.
