Planning conditions
  1. Reason for Refusal of Planning Permission In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
  2. 1. The proposed garage, by virtue of its excessive scale and disproportionate massing, would appear as an incongruent addition to the existing dwelling and would not respect its domestic proportions. When considered alongside previous extensions and the existing outbuilding, the proposal would represent an overdevelopment of the application property. As such, the proposal would be contrary to Policy CP3 of the Cannock Chase Local Plan and the relevant design principles set out in the National Planning Policy Framework (NPPF).
  3. 2. Due to the site’s prominent corner location, the proposed garage would result in an overly dominant and visually intrusive feature within the streetscene. The development would fail to relate well to its surroundings and would cause harm to the character and appearance of the wider area. Accordingly, the proposal would be contrary to Policy CP3 of the Cannock Chase Local Plan and the relevant paragraphs of the National Planning Policy Framework.
