  1. Reason for Grant of Permission In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
  3. The consent is for a period of five years from the date of this decision. Reason To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations (England) 2007.
  4. Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition. Reason To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations (England) 2007.
  5. The degree of brightness of the advertisement shall not exceed 120 candelas per metre squared. Reason To ensure that the brightness of the advertisement does not have an adverse effect on the amenities of the area and to avoid distraction and confusion to drivers on the adjoining highway.
  6. The illumination of the sign shall be constant (not flashing). Reason To avoid distraction or confusion to drivers and nuisance to adjoining residents.
  7. Where any advertisement is required under these Regulations to be removed, the removal thereof shall be carried out to the reasonable satisfaction of the Local Planning Authority. Reason To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations (England) 2007.
  8. The development hereby permitted shall be carried out in accordance with the following approved plans: - BOPS Franchise Refit Existing & Proposed Shopfront Elevations - 3651/C278429/120/A - Location Plan - PP-14003429v2 Reason For the avoidance of doubt and in the interests of proper planning.
