  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: • Proposed Floor Plans and Elevations/Location Plan/Block Plan 001/F Reason For the avoidance of doubt and in the interests of proper planning.
  3. Notwithstanding any details shown on the approved plans, the development hereby approved shall not be occupied until details indicating the following have been submitted to and approved in writing by the Local Planning Authority: - details of secure and weatherproof cycle parking facilities within the curtilage of the site. The cycle parking shall thereafter be carried out in accordance with the approved details and shall thereafter be retained as such for the lifetime of the development. Reason To promote sustainable forms of transport, in accordance with the Cannock Chase Local Plan and the National Planning Policy Framework.
  4. The proposed parking as shown on Drawing No. 001 Revision F ‘General Arrangement Proposal Floor Plans & Elevations’ shall be sustainably drained, hard surfaced in a bound material and marked out prior to the first occupation of the dwelling hereby permitted. Thereafter these parking areas shall be retained in accordance with the approved plans for the lifetime of the development. Reason In the interest of highway safety.
  5. Prior to any development taking place, the site access shall be completed within the limits of the highway as a vehicular dropped crossing. Reason In the interest of highway safety.
  6. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.   7. Highway Authority Please note that prior to the access being widened you require a Section 184 Notice of Approval from Staffordshire County Council. The link below provides a further link to 'vehicle dropped crossings' which includes a 'vehicle dropped crossing information pack' and an application form for a dropped crossing.   8. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
