  1. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  3. No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
  4. The approved landscape works shall be carried out in accordance with the PLANNING SITE LAYOUT 10831 - 0002_01-PL - Rev C and the 'Vegetation Relocation Method Statement Rev A' and all trees shall be staked once moved. Reason In the interest of visual amenity of the area. In accordance with Local Plan Policies CP3, CP12, CP14 and the NPPF.
  5. The development hereby permitted shall be carried out in accordance with the following approved plans: • CCTV - INCLUDING CABLING DETAILS (UNDERGROUND) 001_59 Rev A • BYD 160kW SINGLE ARM CHARGER - 001_58 Rev A • BYD 160kW CHARGER - 011_29 - Rev C • FEEDER PILLAR - RMC2100 (WITH SPACER) - 001_27 - Rev B • EVD160KU/C05 Parameters of the manual V1.0 • LOCATION AND BLOCK PLAN - 10831 - 0002_02 Rev B • PLANNING SITE LAYOUT 10831 - 0002_01-PL - Rev C Reason For the avoidance of doubt and in the interests of proper planning.
  6. Any trees or plants which within a period of five years from the date of planting die, are removed or become seriously damaged or diseased, shall be replaced in the following planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. Reason In the interests of visual amenity of the area. In accordance with Local Plan Policies CP3, CP12, CP14 and the NPPF.
