  1. In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The consent is for a period of five years from the date of this decision. Reason To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations (England) 2007.
  3. No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
  4. Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition. Reason To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations (England) 2007.
  5.   6. Coal Authority (i) The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Mining Remediation Authority on 0345 762 6846 or if a hazard is encountered on site call the emergency line 0800 288 4242.
