No Development shall take place until a site-specific Construction Environmental Management Plan has been submitted to and been approved in writing by the Council. The plan must demonstrate the adoption and use of the best practicable means to reduce the effects of noise, vibration, dust and site lighting. The plan should include, but not be limited to: • Procedures for maintaining good public relations including complaint management, public consultation and liaison • Arrangements for liaison with the Council’s Pollution Control Team • Mitigation measures as defined in BS 5528: Parts 1 and 2 : 2009 Noise and Vibration Control on Construction and Open Sites shall be used to minimise noise disturbance from construction works. • Procedures for emergency deviation of the agreed working hours. • Cannock Chase Council encourages all contractors to be ‘Considerate Contractors’ by being aware of the needs of neighbours and the environment. • Control measures for dust and other air-borne pollutants. This must also take into account the need to protect any local resident who may have a particular susceptibility to air-borne pollutants. • Measures for controlling the use of site lighting whether required for safe working or for security purposes. The approved Construction Environment Management Plan shall thereafter be adhered to for the entirety of the construction period. Reason In the interests of the amenities of surrounding occupiers during the construction of the development.
The development hereby permitted shall be carried out in accordance with the following approved plans: • 11773-P1-006A Elevation • 11773-P1-001D Floor Plans • 11773-P1-250B Site Location Plan • 11773-P1-050B Roof Plan • 11773-P1-200B Proposed Site Layout Reason For the avoidance of doubt and in the interests of proper planning.
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
All works and ancillary operations shall be carried out only between the following hours: 08 00 Hours and 18 00 Hours on Mondays to Fridays and 08 00 and 13 00 Hours on Saturdays and; at no time on Sundays and Bank Holidays. Deliveries to and removal of plant, equipment, machinery and waste from the site must only take place within the permitted hours detailed above. Reason In the interests of the amenities of surrounding occupiers during the construction of the development.
The materials to be used for the external surfaces of the development shall be carried out in full accordance with the approved details. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
The proposed car parking and circulation areas as shown on the approved plans drawing no. 11773-P1-200B shall be marked out prior to the first occupation of the building hereby permitted. Thereafter these parking areas shall be retained in accordance with the approved plans for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason In the interest of highway safety.
Secure, covered and safe cycle parking facilities shall be provided within the site prior to the first occupation of the development in accordance with a scheme that has first been submitted to, and approved in writing by, the Local Planning Authority. The approved facilities shall be retained in perpetuity. Reason To encourage sustainable modes of transport, in accordance with Policy CP10 of the Cannock Chase Local Plan 2014 and the NPPF.
Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
