1. The proposed extensions would result in a significantly wider frontage, with two gable ends, resulting in an off-balance appearance when viewed as one half of the pair of semi-detached properties, having a detrimental impact on the immediate street scene and would therefore, be contrary to CP3 of the Cannock Chase Local Plan (2014) and paragraph 135 of the National Planning Policy Framework (2024).
2. The proposed extensions result in a contrived design and complex roof arrangement in order to fit within the triangular site. This would result in an incongruous addition, which is visible to both the public realm and neighbouring property, having a detrimental impact on the character and form of the area. As such, the proposal would be contrary to CP3 of the Cannock Chase Local Plan (2014) and paragraph 135 of the National Planning Policy Framework (2024).
3. The site occupies a prominent corner position. The corner plots throughout the street scene maintain a degree of space between the dwellings with the exception of a limited number of single detached garages breaking the rhythm. As such the proposed extensive development would result in deviation from the prevailing character and layout of the area, contrary to CP3 of the Cannock Chase Local Plan (2014) and paragraph 135 of the National Planning Policy Framework (2024).
4. The proposal includes extensions across the southern boundary of the site, which is shared with No.7 Keates Avenue. The application site is located in an elevated position over this property, as such, the introduction of several extensions along this boundary line would result in an oppressive and overbearing impact on this neighbouring property when viewed from both their rear and side windows and rear amenity space. As such, the proposal would be contrary to CP3 of the Cannock Chase Local Plan (2014) and paragraph 135 of the National Planning Policy Framework (2024).
