Planning conditions
  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Elevations P01-02 - Lighting Layout Plan R0 - Site Location and Block Plans P01-01 - Proposed Ground Floor Plan P01-02 - Proposed Jet Wash Bay P01-04 - Proposed Site Plan P01-01 Reason For the avoidance of doubt and in the interests of proper planning.
  3. The operation of the jet wash and vacuum facilities (including compressors and other ancillary equipment) shall be restricted to the following times: • 08:00 – 20:00 Monday to Friday. • 09:00 – 17:00 Saturday, Sunday and public holidays. Reason To mitigate potential adverse impacts from construction noise on residential amenity.
  4. Deliveries to the site and the collection of waste shall not take place outside the hours of 07:00 – 22:00 on any day. Reason To mitigate potential adverse impacts from noise on residential amenity.
  5. The development hereby permitted shall not be brought into use until the access, turning, servicing and parking areas have been provided in accordance with approved Drawing No. P01 ‘Proposed Site Plan’ and shall thereafter be retained for the lifetime of the development. Reason In the interest of highway safety.
  6. The development hereby permitted shall take place in full accordance with the document entitled ‘Noise Management of External Bin Store’. The measures contained within the document shall be retained for the lifetime of the development. Reason To mitigate potential adverse impacts from noise and disturbance on residential amenity.
  7. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.   8. Highway Authority Please note that prior to the access being widened you require a Section 184 Notice of Approval from Staffordshire County Council.
