In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.

The use of the outbuilding hereby approved shall be restricted to the provision of residential accommodation / holiday let together with the use of the main dwelling and shall not be severed either physically or functionally to form a separate dwelling. The unit shall be permanently retained within the curtilage of No. 94 St James Road. Reason To help define the planning permission and to comply with Local Plan Policy CP3. The application has been determined on the basis that the building will be used as holiday let accommodation and its use as an independent dwelling has not been fully assessed.
