Materials No materials shall be used for the external surfaces of the development other than those specified on the application. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16, RTC3 (where applicable) and the NPPF.
Construction Environmental Management Plan Notwithstanding the approved plans, all site demolition and construction activities shall be undertaken strictly in accordance with the approved Demolition Method Statement & Construction Management Plan (15th July 2024) for the duration of the construction programme. Reason In the interests of highway safety and compliance with paragraph 115 of the NPPF.
Conditions to be complied with prior to completion/first occupation/use Ecological Enhancements Prior to the completion of the development a minimum of one bat box and one bird box as recommended in sections 5.1 and 5.2 of the Bat Emergence Survey report (Elite Ecology, May 2024) shall be erected either on the new build or on suitable trees within the site. Reason To ensure the provision of enhanced roosting opportunities for bats, and nesting opportunities for birds, in accordance with CP12, CP3 and sections 180 and 186(d) of the NPPF.
Vehicular Access Before the development is brought into use, the temporary vehicular access crossing on Penk Drive North must be reinstated with full height kerbs and the hedgerow replanted. Reason In the interests of highway safety and compliance with paragraph 115 of the NPPF.
Cadent Gas Cadent Gas Ltd own and operate the gas infrastructure within the area of your development. There may be a legal interest (easements and other rights) in the land that restrict activity in proximity to Cadent assets in private land. The applicant must ensure that the proposed works do not infringe on legal rights of access and or restrictive covenants that exist. If buildings or structures are proposed directly above the apparatus the development may only take place following diversion of the apparatus. The applicant should apply online to have apparatus diverted in advance of any works, by visiting www.cadentgas.com/diversions. Coal Authority The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
