  1. Reason for Refusal of Planning Permission The application site is located within the designated Cannock Chase National Landscape. The alterations to the front elevation, by way of the design, scale and materials used, would result in a prominent and overly strident feature in the context of the host dwelling and wider street scene. As such, the proposals fail to preserve or enhance the unique character of the street scene and Cannock Chase National Landscape. The proposal therefore fails to accord with the CP3 and CP14 of the Cannock Chase Local Plan (2014), Cannock Chase AONB Design Guide and paragraphs 131, 135. 187 and 189 of the National Planning Policy Framework.
