  1. In accordance with Paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
  2. The proposed development, by virtue of its design, scale, and form, would fail to respect the uniformity and symmetry of the existing dwelling and disrupt the consistent character of the streetscene. The development would result in an incongruous appearance, detrimental to the established character and form of the area. As such, the proposal is contrary to Policy CP3 of the Cannock Chase Local Plan Part 1 and the design requirements of Paragraph 135 of the National Planning Policy Framework 2023.
