- The impacts of noise on the intended occupiers have not been adequately addressed or mitigated. Given the proximity of the application site to a nightclub, which retains its license and could resume operations, the potential for future noise impacts cannot be accurately assessed due to the nightclub's current closure. As such, the proposal fails to meet the provisions of MA.2(2)(d) of Class MA, Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015.
- The proposal fails to provide adequate natural light to all habitable rooms as required by MA.2(2)(f). The plans indicate that the proposed bedroom would lack a direct source of natural light, and the reliance on the living room window to illuminate the bedroom is considered insufficient.
