The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Site Layout 10100-205-C - Proposed Roof Plan 10100-208-B - Site Location Plan 10100-200-B - Proposed Floor Plan 10100-206-A - Proposed Elevations 10100-207-C Reason For the avoidance of doubt and in the interests of proper planning.
The proposed parking, accesses, servicing and circulation areas as shown on the approved plan ‘Proposed Site Layout’ Drawing Number 205 Revision C shall be sustainably drained, hard surfaced in a bound material and marked out prior to the first occupation of the building hereby permitted. Thereafter these parking areas shall be retained in accordance with the approved plans for the lifetime of the development. Reason In the interest of highway safety.
Notwithstanding any details shown on the approved plans, the development hereby approved shall not be occupied until cycle parking details indicating the following have been submitted to and approved in writing by the Local Planning Authority: - Details of secure and weatherproof cycle parking facilities within the curtilage of the site. The parking shall thereafter be carried out in accordance with the approved details and be available prior to first occupation and shall thereafter be retained as such for the lifetime of the development. Reason In the interest of highway safety.
The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
