  1. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The development hereby permitted shall be completed in accordance with the following approved plans: Site Location Plan Site Block Plan Side View - Garden Side View - Road Rear View Reason For the avoidance of doubt and in the interests of proper planning.
  3. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards.
