  1. This permission expires on 12th September 2027 and on or before this date the use shall be discontinued and the buildings/works carried out removed and the site restored, so far as is reasonably possible to its condition immediately prior to the commencement of the development. Reason In order to enable the effect of the development on the surrounding area to be assessed and reviewed, if necessary and to ensure compliance with the Local Plan Policies CP3 - Chase Shaping - Design.
  2. No materials shall be used for the external surfaces of the development other than those specified on the application, except with the written approval of the Local Planning Authority. Reason In the interests of visual amenity and to ensure compliance with Local Plan Policies CP3, CP15, CP16 and the NPPF.
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: - Site Location Plan Reference 245024-MHA-XX-XX-DR-A-01001-S0-P1 - Proposed Plans and Elevations 245024-MHA-XX-XX-DR-A-00-001-S0-P2 - Proposed Site Plan 245024-MHA-XX-XX-DR-A-01002-S0-P2 Reason For the avoidance of doubt and in the interests of proper planning.
  4. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
