  1. Reason for Refusal of Planning Permission 1) The transient nature and location of the holiday let use, would result in a significant increase in activity over and above what would normally be associated with a single dwelling within a quiet, semi-rural location. Therefore, having had regard to Policy CP3 of the Local Plan and the appropriate sections of the National Planning Policy Framework, it is considered that the proposal would result in a detrimental impact to the amenities of neighbouring occupiers. 2) The dwelling currently has two allocated parking spaces which meets the required parking standard for a C3 three-bedroomed dwelling. However, the proposed change of use means the property would no longer meet the required parking standards outlined in the Cannock Chase Local Development Framework: Parking Standards, Travel Plans & Developer Contributions for Sustainable Development SPD. The proposed development would result in an unacceptable impact on highway safety and as such would not accord with paragraph 115 of the NPPF
