  1. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: - RPEN/S6338/03.1 Revision B - Location Plan (Date Produced - 19th August 2024) Plan Reference Number:TQRQM24232155401331 Reason For the avoidance of doubt and in the interests of proper planning.
  3. The development hereby permitted shall not be brought into use until the parking areas have been provided in a bound and porous material in accordance with approved Drawing No. RPEN/S6338/03.1 ‘Proposed Car Park Layout’ and shall thereafter be retained for the lifetime of the development. Reason In the interest of highway safety.
  4. Deliveries to the site shall only take place between the hours of 19:00hrs and 06:00hrs. Reason In the interest of the amenity of neighbouring occupiers in accordance with Policy CP3 of the Local Plan and the National Planning Policy Framework.   5. The developer is advised to erect appropriate signage to be displayed directing customers to the additional parking spaces adjacent to Unit 16 as shown on the location plan Location Plan (Date Produced - 19th August 2024) Plan Reference Number: TQRQM24232155401331. Please note that it is the responsibility of the applicant to seek confirmation if this signage requires advertisement consent.
  6. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848. Further information is also available on the Coal Authority website at: www.gov.uk/government/organisations/the-coal-authority
  7. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
