Planning conditions
  1. Reasons for Refusal of Planning Permission 1) The proposal would not, by virtue of its scale, size and location, be sympathetic to its surroundings and would appear incongruous and visually intrusive to this semi-rural residential location and the wider National Landscape. Therefore, the proposal would have an unacceptable impact on the character and form of the area, contrary to Policy CP3 and CP13 of the Local Plan, Design SPD and paragraph 135 of the National Planning Policy Framework (NPPF). 2) The proposed outbuilding and associated use, by reason of its scale, size and location, would result in a significant increase in activity over and above what would normally be associated with a single dwelling within a quiet, semi-rural location. Therefore, having had regard to Policies CP3 and CP14 of the Local Plan and the appropriate sections of the National Planning Policy Framework, it is considered that the proposal would result in a detrimental impact to the amenities of neighbouring occupiers.
