  1. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  3. The premises shall not be open for business outside the hours of 09:00hrs to 19:00hrs on Mondays to Saturdays, 10:00hrs to 17:00hrs on Sundays and Public & Bank Holidays. Reason To ensure that the proposed development does not prejudice the enjoyment by neighbouring occupiers of their properties and to ensure compliance with the Local Plan Policies CP3 - Chase Shaping, Design, CP11 - Centres Hierarchy and the NPPF.
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan - TQRQM23114134017540 Site Block Plan - TQRQM24089001904000 Proposed Refurbishment - 1BQC/51A Reason For the avoidance of doubt and in the interests of proper planning.
