Planning conditions
  1. In accordance with paragraph 38 of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development, which accords with the Local Plan and the National Planning Policy Framework.
  2. The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848. Further information is also available on the Coal Authority website at: www.gov.uk/government/organisations/the-coal-authority
  3. The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason To comply with the requirements of Section 91 of the Town & Country Planning Act 1990.
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Floorplans (incl. Block Plan) - 2943-04 Rev: B - Proposed Elevations - 2943-05 Rev: B Reason For the avoidance of doubt and in the interests of proper planning.
  5. No development shall take place until either an individual bat mitigation licence, or evidence that the site has been registered with Natural England under a low impact mitigation class licence, has been submitted to the Local Planning Authority together with the approved Method Statement. Reason To ensure the protection of bats which are European Protected Species.
  6. The additional apartment located on the ground floor, as indicated on the approved plan 'Proposed Floor Plan 2943 - 04 Rev: B' shall remain as C2 accommodation and shall only be used ancillary to the training and education facility. The building shall not be used at any time for commercial or residential lettings and shall not be sold or leased separately from the main building. Reason The application has been determined on the basis that the building will be used as ancillary accommodation to White House, Marquis Drive and its use as an independent dwelling or other use has not been fully assessed.
