  1. In accordance with Paragraph 38 of the National Planning Policy Framework, the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
  2. The proposed rear extension, by virtue of its scale and height would result in an overbearing impact to the amenity of the adjacent neighbour. It has been determined that the 0.5m deviance from CH/22/239 would not retain a high standard of amenity for the neighbouring property. As such, the proposed rear extension would be contrary to Policy CP3 of Cannock Chase Local Plan Part 1 and the requirements of paragraph 135(f) of the National Planning Policy Framework 2023.
