- The application seeks prior approval of the means of demolition of the existing dwelling. The application meets the criteria of Class B within Part 11 of the Schedule 2 of the Town and Country Planning (General Permitted Development) (England) order 2015. The Council assesses Prior approval is not required.
- The Council would ask the applicant to be aware of the presence of 2 No. Cadent registered gas mains within the site. The applicant should also note the observations from the Council’s Environmental Health team i.e. that care should be taken in the demolition process in relation to noise, dust generation and hours of working should be 8 to 6pm weekdays. Whilst conditions are not imposed as part of the Prior Notification process, the applicant should be aware that nuisance under Pollution Control legislation is still relevant to operations on the site.
