  1. Insufficient information has been provided in order to make a detailed assessment of the overall impact of the development proposals in respect of the amenity of future occupiers. As such, the scheme is in conflict with the provisions of Core Policy 3 of the Cannock Chase Local Plan and the aims of the National Planning Policy Framework (2023).
  2. Reason for Refusal of Planning Permission In accordance with paragraph (38) of the National Planning Policy Framework the Local Planning Authority has worked with the applicant in a positive and proactive manner to approve the proposed development. However, in this instance the proposal fails to accord with the Local Plan and the National Planning Policy Framework.
