Evidence shows that this proposal in combination with all other proposals for a net increase in dwellings within the District will have a significant effect on a European site, in this case the Cannock Chase Special Area of Conservation, as a result of increased visitor pressure. The development cannot lawfully be carried out unless the Council gives written approval in response to an application made under Regulation 75 of the Conservation of Habitats and Species Regulations 2017. For applications which lead to an increase in dwellings within the Cannock Chase Special Area of Conservation (SAC) a Section 106 Agreement will be required to enable the Council to secure compliance with the Conservation of Habitats and Species Regulations 2017 (as amended). The obligations in the Section 106 will financially mitigate the impact of the development on the SAC of £329.83 per dwelling. As this application is for the net addition of 3 dwellings and is within 15 kilometres of the SAC, a financial contribution of £989.49 is required.
