The development hereby permitted shall be carried out in accordance with the following approved plans: TTC drawing 210869-01a Sheet 1 of 3, TTC drawing 210869-01a Sheet 2 of 3 and TTC drawing 210869-01a Sheet 3 of 3 received by the Local Planning Authority on 28th November 2023 together with the original drawings 431/04A and 05A approved as part of CH/16/312. Reason For the avoidance of doubt and in the interests of proper planning.
No more than 20 Heavy Goods Vehicles (13 articulated and 7 rigid vehicles) shall be operated from the haulage yard at any one time for the lifetime of the development. Reason In the interests of highway safety and to comply with paragraph 32 of the National Planning Policy Framework.
The haulage yard shall operate in accordance with the parking/manoeuvring area indicated on the submitted TTC Drawing 210162-01 which forms part of the ‘Transport and Highways Technical Note’ submitted as part of the original planning application CH/16/312 insofar as it relates to the 8 parking spaces within the site (western side) and the HGV swept path analysis therein (kept clear at all times). The haulage yard shall also operate in accordance with TTC Drawings 210869-01a Sheets 1, 2 and 3 approved as part of this planning application insofar as it relates to the 11 spaces to the eastern side of the site, close to the site entrance. A total of 19 parking spaces shall continue to be provided and the parking spaces shall be completed and surfaced in bound material with the individual parking bays clearly delineated, in accordance with the approved plans within 3 months of the date of this permission. The parking bays shall thereafter be retained for staff/visitor parking only, for the lifetime of the development. Reason To comply with paragraph 32 of the National Planning Policy Framework.
The fixed diesel tank shall meet the design standard detailed in British Standard 5140, or: Oil Firing Technical Association (OFTEC) standard OST T100, if the container is plastic OFTEC standard OFS T200 or British Standard 799-5, if the container is metal. The bunding or secondary containment must hold 110% of the capacity of the container and comply with the Environmental Management Guidance: Oil Storage Regulations for Business issued by DEFRA and the Environment Agency. Reason In the interest of protecting the water environment and in particular the underground aquifer.
The proposed development lies within a coal mining area which may contain unrecorded coal mining related hazards. If any coal mining feature is encountered during development, this should be reported immediately to the Coal Authority on 0345 762 6848.
