Decision & conditions

Discharge of Conditions - Full Approval
Planning conditions
  1. The application seeks formal discharge of planning condition 5 relating to the proposed phasing of the development at the former Rugeley Power Station, reference CH/19/201. Subject to some minor changes during the course of this application, the submitted Phasing Plan Rev N is the proposed build order. This broadly starts towards the centre portion of Cannock District’s area and progresses west to the former Coalyards. The western most portion within Lichfield District area would then follow progressing east, with the area around the Borrow Pit Lake being constructed last. The roads linking to the established ‘Third Access’ in the centre of the site will be provided for in Phase 0 and Phase 1 in Cannock District meaning for the Cannock portion of the site, all parcels will be accessible from early in the build programme. Pedestrian linkages come forward linked to the relevant build phase. The Council consulted a range of consultees to examine the proposed phasing sequence including Canal and Rivers Trust, Staffordshire Highway Authority, Sport England, Environmental Health and others. Of the responses received, there were no objections to the proposed phasing approach. Officers therefore are satisfied the requirements of Condition 5 have been fulfilled and this condition can be formally discharged.
