The proposal is for the erection of a insulated timber garden building on an existing hardstanding at the rear of the back garden. The new building will be 4.3m x 2.4m externally and consist of one room with UPVC french doors and windows on the elevation facing the house. The roof will be of a single pitch with a EPDM rubber coating 2.45m in height. There will be no new access required. A slabbed base for the building will be formed on top of the existing subbase hard-standing with the run-off draining to this as it does currently with no issue. The roof includes guttering and a downpipe which will be captured in a water butt for use in the garden. Excess will be allowed to drain naturally on the site as it does currently.
