Mixed use comprising: 1) a horticultural plant nursery (agricultural) including the retail sale of plants (including those contained within hanging baskets which are planted-up on site) which are propagated, grown-on or overwintered within Area B of the site and are retailed either directly to off-site customers or are sold on-site within Area A, and 2) the retail sale of imported plants, garden items (including pots, compost, garden tools, fencing, trellis, seeds, garden chemicals, bird food and associated items), domestic ornaments and giftware, fashion accessories (including jewellery, scarves and handbags), collectable teddy bears and stationery items, together with an ancillary cafe area, all within Area A, with ancillary storage within Area B, and 3) an ancillary car park used by customers to the site and for the unloading of delivery vehicles within Area C., in connection with the mixed use 1) and 2) described above.
